Helping The Environment Through Carbon Offset

As the world reels under rising levels of air pollution and global warming, carbon offset has come as a ray of hope by motivating firms and governments to cut their carbon emissions.

The unregulated emission of hazardous greenhouse gases is controlled by the carbon offset concept, which does so by giving inducement for making use of alternative and renewable energy, reforestation schemes etc.. The carbon credits scheme of the 2005 Kyoto Protocol, an international environmental treaty ratified by 170 nations in 2005 fixes the emission limits for countries, which then governs allowable emissions by industrial entities.

The Protocol makes it mandatory for commercial entities emitting above the permitted limit of carbon dioxide to cut down their emissions to prescribed levels, or they should purchase carbon credits certificates which can be traded in the market, or alternatively pay a charge for the emissions, which is referred to as carbon tax. Carbon credits, which came much earlier than carbon offset, are extremely popular and cost effective alternatives for companies, with one credit permitting the owner to release one tonne of carbon dioxide into the environment. Both multinational and local companies, to make their activities carbon neutral and improve their image before clients and investors, are increasingly purchasing carbon credits.

Another excellent method is using carbon offset, which helps in funding ambitious environmental schemes, particularly in developing countries that are constantly struggling to fund such projects to decrease the impact of the total greenhouse gas emissions. It immensely aids in popularizing renewable and green energy options like tidal energy and wind energy, and in funding projects on nature conservation and reforestation.

Even common people are more and more using the carbon offset scheme to reduce their carbon footprint and are propagating this method to others as well. Buying carbon offset is straightforward and can be easily executed on the internet through one of the many carbon offset provider websites; however, it should be ensured that your investment is making real influence through good projects.

However, we should keep in mind that buying carbon offset does not take away our responsibilities, and that all of us can play a significant role in reducing our carbon footprints by bringing small changes to our daily lives. What we can do additionally from our side to protect the environment is to adopt small measures like making use of renewable fuels such as biodiesel, and buying LED lights instead of high-energy bulbs, and consume only as much energy as is necessary.

Carbon offset is still an alien word for ordinary people. Mass awareness on the subject through widespread education is needed to bring us a few steps closer to a pollution free and green environment.

Do You Know How to Dispute Information in Your Credit File?

When a bank or other creditor is deciding whether to approve a loan they look very closely at the applicants credit score; it is one of the most important parts of the application. Your credit score is created through an analysis of how you have previously handled the credit extended to you. Unfortunately, more and more people are finding incorrect or incomplete information on their credit reports. This false information can lower your overall credit score and make it much more difficult to obtain a loan with acceptable terms.

To make sure that the information on your credit report is correct start by requesting copies of your file from the three main credit agencies: Equifax, Experian, and TransUnion. Each of these agencies collect and report information separately, so while one of them may have wrong data, correct information might be on a different one. It is still a good idea to make sure they all have the same data because creditors will look at all three scores in making a decision.

Once you receive the free credit report copies the next step is to look at each part very closely, even line by line. This report will show every creditor, the amount owing, and whether your payments are on time or late, or if the loan is in default. Make sure that everything on the report is actually your loan or credit card account, also making sure that all of your loans are indeed reported and that the available credit is listed. Each bit of this information is a part of your overall credit score.

The credit reporting agencies have taken on an enormous task in collecting, sorting and entering all the raw data into their databases. It is no wonder that mistakes happen with all the common and similar names that people have and with the rarity that people review their credit files.

Once mistakes are located, the next step is to appeal the entry on the credit report. All three of the primary credit reporting agencies have claims forms available on their websites. When filing a claim it is important to explain why the reported information is incorrect and to include any additional documentation that may be available to substantiate the claim. It is also worth noting that more recent items are less likely to be removed, than old items that have been included for a long time.

After an appeal or claim is filed the agency will spend the next 30 days or so investigating the situation. The information they discover will make the difference between having the data removed or not. Quite often the creditor will not reply to these credit investigations. When this happens the bureaus are required to remove any information included in the claim.

Retiring Rich with Real Estate

I have two younger brothers. And as their older sister, I cannot help but worry about them and their future. It’s my job as the older sister. And lately, I have been worrying about my brother that is closest to me in age.

You see, he is a talented carpenter. Before that he worked as a chef ” and was amazing. He is also extremely good at rebuilding and repairing cars. Anything that requires patience and attention to detail seems to be something he is exceptionally good at. That is, except when it comes to his finances.

As he is only in his early thirties, he’s happy to keep working for the next 30 years, but I do worry about the fact that he’s only saved a little bit for his retirement. None of us can rely on pensions or government funding to support our retirement anymore so we all should start thinking about our futures today!

So, I decided to make a plan for him. There are probably a lot of ways he could save money, but the big thing I focused in on was the fact that he owns three cars! One of the cars has to go, and with it gone, he will be able to save about $500/month, plus he can add the proceeds of the sale to his savings.

He can also make extra money by taking on extra jobs. These don’t need to be full time jobs- just little side jobs such as kitchen renovations or building fences. Even if he only works weekends, he can have enough saved to put 10% down on a $200,000 house that he can fix up and rent out.

If he lives in the house while he’s fixing it up, he can save even more money. Once it’s all fixed, he can rent it out for about $1,400 per month. It’s at this point he would buy a primary residence where he will live.

So what happens in 25 years? Let’s find out.

Assuming he adds about $25,000 in value by fixing the property up and the property appreciates by 4% each year, in 25 years his investment property will be worth $576,743. And ” his tenants will have paid the mortgage off for him! It’s almost like someone else was putting nearly $1,900/month into his retirement savings plan for him ($576,000 divided by 25 years divided by 12 months)!

If you’re wondering where the 4% comes from, properties increase in value on the average of 4% every year, even with ups and downs in the real estate market. But even if it doesn’t increase quite that much, the tenants have still paid off the mortgage over the 25 year time span. The rent from the property that he continues to collect (which would be up to about $2,350/month if rent and expenses increase at a 4% rate as well) will go directly toward his retirement.

Plus, he will also have his main residence paid off by then, giving him over $1 Million in property for his retirement. What an easy way to get someone else to pay for a big part of his retirement!

So are you wondering what happened to my brother? He followed my plan, sold one of his cars, and now he’s doing side jobs and saving up for a nice down payment for his first investment property.

A Lease Agreement Is Worth Its Weight In Gold

You have your rental home fixed up, cleaned, and it is ready to rent. Before you start marketing your rental home, you need to have your rental agreement ready to go. The Rental Agreement is the biggest contributing factor in whether you are profitable in this business so take care in preparing yours.

I am often asked something like, “Where should I get the wording for my lease agreement?” Another question that I am often asked is something like, “What legal wording should be on my rental agreement?”

The rental contract specifies the legal terms and conditions for the agreement between the owner and the tenant. It is a legal binding contract between owner and tenant for the possession and use of the rental property in exchange for rent money each month. Perhaps the most important decision you can make is whether to use a lease or a month-to-month rental agreement.

Common lease periods that most property owners use are for 6 months, 9 months, or 1 year with the 1 year lease being the most popular. The lease obligates you and the renter for a set period of time. After the initial lease expires, most leases are written to automatically go to a month-to-month rental agreement.

A lease is good for tenants because it freezes the rent in place for the term of the lease, and it’s good for you because you can count on having a tenant for a set period of time.

Sometimes a property owner will offer a lower monthly rent on a 1 year lease ($25 – $50 a month less) because a tenant on a 1 year lease is not as high a risk of early turnover than tenants on a monthly lease. That is one of the biggest problems owners face is spending money to clean and turn a unit only to have a tenant skip on them after a few months.

Just keep in mind that with a 1 year lease, or any fixed term lease, you must not raise the rent or change other conditions in the lease until the lease expires. You also can not kick the renter out until the lease expires unless the renter refuses to pay the rent or breaks some other condition in the lease agreement that he signed.

You should know that while the lease agreement ties both you and the renter into a contract, landlord renter laws in almost every state favor renters. A renter can walk away from a lease. A landlord can not walk away from a lease. In most states, if a renter walks away from a lease, the owner must make a reasonable effort to find a new renter. When the landlord finds a new renter, he must not charge double rent (i.e. the old renter that broke the lease plus the new renters monthly rent). As soon as the new renter moves in, you must stop charging the old renter.
