A home buyer should know that there are 2 stages to mortgage loan approval. We have heard of preapproval. When the buyer submits the loan application to his loan officer for preapproval, Stage 1 begins.

When pre-approval is requested, it will be a preliminary home mortgage approval indicating that the mortgage will likely be approved for a certain down payment and purchase price.

This preliminary approval will not matter once the application goes to review for the actual mortgage loan. Stage 1 ends when the “underwriter”, not the loan officer becomes involved.

Stage 2 of the process occurs when a mortgage underwriter is reviewing credit, income, assets, job history and probable other things. It is the job of the underwriter to insure that the buyer can meet the lending institution’s criteria for loans.

If Stage 1 was well completed by the loan officer, Stage 2 should be a formality. This stage usually proceeds as expected. However, it is possible that a buyer may innocently alter his “risk profile.” If this occurs, it will alter his loan risk thus affecting the mortgage approval. Foreclosures over the last 2-3 years have been a major issue for most states in the US. While California, Nevada, and some others have been topping the foreclosures by state charts for the highest numbers, others have maintained a low profile. With the start of the year 2009 and the promise of a new government, hopes had been high. However, whether the Obama government has been successful in doing anything concrete or not would only be seen after a couple of quarters. But we can definitely figure out if the new government’s efforts are headed in the right direction or not.

This is what the US foreclosure market report for Q1 of the current year tells:

The total number of foreclosure filings, which is a collective figure of all default notices, notices for auction sale, as well as bank repossessions, amounted to 803,489. This Q1 figure is 9% more than Q4 2008 and 24% increase from quarter one of 2008.

During quarter 1 of 2009, one out of every 159 American houses filed for foreclosure!

As recently as March 2009, the total number of foreclosure filings amounted to 341,180 properties. This amount is a 17% rise from Feb 2009 and 46% rise from the same time previous year. The figures for Q1 and March 2009 have been the highest for both monthly and quarterly data since January 2005, despite the fact that there has been a slowdown in the Bank Repos (REOs). The Bank repo rate has gone down by 13% from Q4 2008 and 3% from February 2009.

Hope can’t be upped just yet. The month of March this year has witnessed a very high amount of foreclosure activity, as more than 12% households from the highest number recorded up to now filed for foreclosure. What makes this situation worse is that the foreclosure action was seen in new loans, suggesting that lenders were waiting to foreclose properties due to delays on part of the government. Additionally, the fall in REO activity is mainly due to processing delays and not because of the implementation of foreclosure prevention schemes, if any at all.

If foreclosure experts are to be believed foreclosures by state numbers are only going to increase. Moreover, the number of bank repossessions are going to increase as moratoria has been removed now.

However, the silver lining to these grey clouds of foreclosure has come in the form of increasing demand, especially in the hard-hit states. More and more buyers are now keen to invest in bank owned foreclosures as these offer excellent bargain opportunities. With increasing foreclosure inventory due to rising numbers of foreclosures by state, the demand from first time homebuyers and genuine investors is likely to offset this trend.

Resolved Question: how is rain form, please use the sentences from my list to make how the rain is formed?
A: the clouds turn into large drops of water
B: surface sea water evaporates
C: the air becomes damp with water-vapor
D: the wind blows over the sea
E: the rain water runs into rivers, then to the sea.
F: clouds of misty droplets are formed
G: the damp air cools as it rises, condensing into water vapor
H: the clouds become still coller then blown over high land.

Please make them into the real way of how the rain are formed. it has been mixed and i need to know then for my homework. and put the “A-H” next to the sentence from start to the finish

Resolved Question: Amazing dream I had, New Earth?
Over two years ago I had this “dream”. It only lasted for about 15 seconds. This dream was the most real dream imaginable more like a vision or out of body experience if you ask me.

I immediately found myself in the sky looking down at what appeared to be an Earth. I was fairly high in the clouds. At first I was confused and didn’t know what to think then all of a sudden I started to descend. I felt the soft wind blowing against my face, I could hear the wind blowing past my ears, I only descended for a couple of seconds until the clouds beneath me parted. Right as the clouds parted and I could look down at the Earth I felt as if I understood everything in the universe, every atom, every grain of sand, and every single person. I felt as if I was looking through the eyes of God. I felt a comforting warmth within me. I was looking down into a vast green land which had lush crystal clear rivers. How I saw things was much clearer and the colors stood out greater than that of a human eye it was remarkable. I only saw the land for a few seconds, and then the “dream” ended. I was going through a hard time in my life when the dream occurred. I believe what I saw was the new Earth that God has created for those that love him.

Never in my 22 years of life have I ever experienced anything like that, I probably never will again in my life. How amazing it truely was….
