You have probably heard the cliche that first impressions are everything. Well this cliche is correct when it comes to dealing with prospects for your rental home.

Most people know that first impressions are important when it comes to finding a job. But first impressions are also important when it comes to finding someone to rent out your house.

One of the best ways to convert a prospect into a tenant is how you manage the first impression.

Remember, your rental property isn’t the only one on the market. Your prospect has many options. You’re competing for the best renters with every other owner in the area that has a vacant rental property. You need to make a good first impression and you want to stand above your competition.

A good first impression means that you have a professional attitude. This professional attitude tells the prospect that you know how to handle problems such as a maintenance problem when it happens. But a professional attitude really goes beyond just maintenance. A professional attitude makes a good first impression because it says you know what you are doing, you are good at what you do. Most property management companies are experts at giving off a professional first impression and sometimes this can make all the difference when a prospect is on the fence about who to rent from.

You need to return your prospect’s call as fast as you can. This is one of the worst mistakes self managing owners can make. The first thing your potential tenant thinks when they can’t reach you is how are you going to fix maintenance problems if you never return your phone calls. Your potential tenant wants to feel like you think he is important. He wants a red phone line straight to you. He wants to be able to reach you on a moments notice. A good prospect will only call once before throwing your phone number away and moving on to one of your competitors.

Always have your paperwork ready. Your rental application and rental contract should always be carried on you. A huge error is to not bring your paperwork with you and when the prospect is emotionally attached to your property and ready to fill out a rental application the worst thing you can say is, “Uh… I forgot to bring the rental application with me. I will call you back later when I find it.” This is a great way to lose a potential tenant. You will call him back later, but he will not return your call because he has called one of your competitors.

Giving off a professional first impression is key. You do this by returning potential renters calls as fast as you can. Make the potential renter feel important. When you show your rental house, make sure you are wearing professional looking clothes. Make sure you are organized. Have your renters application and rental agreement with you.

Starting Out As A RE Investor

One of the best ways to get started with building your own personal wealth-building system is by investing in real estate. Becoming a real estate investor is a daunting task, but one that will, if operated efficiently, pay dividends forever.

Where to start? Well lets look at a few basic tactics for a new investor.

Plug into your local real estate investors association. Most medium to large communities have a real estate club where other real estate investors attend regular meetings. These are other investors with the same goals and dreams as you.

People gathered together with like minds create a social atmosphere that motivates new investors to take action. Club members share ideas with other members, discussing what works and what does not work in real estate investing.

Now dont buy anything just yet. You need to map out your “battle plan”. What type of real estate are you interested in? What are you willing to do with it? And what is your exit strategy with it?

So know you need to decide on the type of investment property you want to invest in. do you like the idea of duplexes? Single family homes? Small apartments? Remember this, if you start out with one type and become familiar with it, then you will learn exactly what you need to do to make the profit from it. Being a specialist in this manner can lead to faster profits.

Ok now comes the fun part. You need to find the people that offer the skills you need to accomplish your plan. Contractors, handy men, sub-contractors etc. Finding the right people to make your team is the hardest part of this game. (I use the same people for the same job on EVERY property I buy)

Lets say you choose a “fixer” for your first project. Be ready to put on your team a contractor, an electrician, heating and AC guy…and of course a plumber. Now a word to the wise. IF you can find one…a GREAT handyman will be able to do all the above mentioned and normally at a far cheaper cost.

Find a good agent. This is harder than you might think. You see most agents dont work well with investors. Why? Investors want the agent to do tons of work the normal buyer doesnt. Offers counter offers…spread sheets to show profits and losses…not to mention all the surrounding research on the sales in the area in the last 6-12 months. A good agent will do this. A good agent understands that they may sell you more than one house in a years time…and that means repeat business for the agent.

Exit Strategy. How to unload your investment. Think about how youre going to sell it. Are you listing it yourself?? Or using the great agent you found. How long will you stick with a price before you lower it? These are things to make sure you have set up in your plan already.

Understand your going to make mistakes. We all do. The goal is to see them before they eat in to your profit.

Be efficient, and resourceful. Keep your eye on your bottom line and you will grow a nice little investment business.

Short sale is a process through which the homeowner negotiates with the bank to sell the real estate for an amount less than the original loan. This means that the loaned amount is greater than the current market value of the property. Short sale investments give an opportunity for investors to buy more property than they bargained for.

Prior to making any engagement to sell or making any offers, it is crucial for you to assess the market prices of the other houses that are in the same neighborhood. There are professional home appraisers that can help you in identifying potential difficulties and costly areas that must be dealt with prior to making an investment. Keep in mind that a sound investment is the one that will not require the use of additional funds to renovate the home.

When it comes to saving money, a lot of people say that you can’t do it in a recession, but that’s not true. People who generally have a tendency to save money will already have some money put away in savings or investments, and they’ll probably have a little bit easier time during a recession simply because of the security of having some of that money. People who have money put away don’t fret as much during a recession because they can live off of that money if they have to, but that doesn’t mean that they shouldn’t still try to save, since a very long recession can even cause savers with nest eggs a problem if they aren’t careful. People who generally don’t save money and who spend all that they make won’t have that nest egg and they can go into panic mode, but if they practice being more careful during a recession they can actually save some money and survive the uncertain financial times.

Really, though, it doesn’t matter if you’ve been a spender or a saver in the past, because you can learn how to hold onto your money during a recession and you can even learn how to save money and build up a nest egg when other people around you are struggling. You could end up seriously needing that money in the future if the recession doesn’t ease, so recession times can be some of the best times to concentrate on saving some money. When you’re able to save during a recession when you’re making less money and things are tight, just think of how much you’ll be able to save once the recession eases up and things return to a more normal level.

If you’ll take the time to look for sales you can get things that are buy-one, get-one, half price, or on sale with a coupon – but don’t let coupons fool you, since many times the name brand with a coupon discount still costs more than the store brand and really tastes about the same. It could seem like shopping that way is giving up a lot, but if you turn it into a ‘find the best deal’ game with your children, your spouse, or other family members you can make it much more enjoyable to save money.

Things are not great deals if you don’t need them, no matter how cheap they might be, so don’t fall into the trap of buying things that you really don’t have a use for just because they’re on sale. Those kinds of purchases are usually things that you’ll end up regretting, especially when you see that you could have saved that money to put back or to purchase something else that you really did need. If you read the sale fliers each week and make lists you can shop at the grocery for a lot less money than you used to, meaning that you won’t have to worry as much about how you’re going to save money, and putting you into better shape financially.

If you use a budget or keep a list or journal of the money you’re spending, it can help you spot trends that you might not have otherwise noticed. You can see where literally every penny is going that way, and you won’t have to worry about ‘forgetting’ where a lot of your money went or not understanding how you could have spent so much. A budget can also show you places where you could cut corners and spend less without causing a hardship to your family, and that will help you save even more, even when there’s a recession going on.

Beside a spacious beach of fine and delicate sand
and at the foot of a mountain greener than a leaf,
I planted my humble hut beneath a pleasant orchard,
seeking in the still serenity of the woods
repose to my intellect and silence to my grief.

Its roof is fragile nipa; its floor is brittle bamboo;
its beams and posts are rough as rough-hewn wood can be;
of no worth, it is certain, is my rustic cabin;
but on the lap of the eternal mount it slumbers

Candlestick Patterns Explained (Part II)

The Bearish Gravestone Doji: A Doji candlestick pattern is created when the opening and closing prices of the day are the same. Dojis appear very rarely in the candlestick patterns. It is very rare for the opening and closing prices for the day to exactly equal each other. However, if both the opening and the closing prices are sufficiently close, we say a Doji candlestick pattern has been formed. The Gravestone Doji, the most bearish of Doji, is formed when the opening and closing prices of the day are equal to the low of the day.

These were some single stick patters that were most basic and easy to identify. Not all single stick patterns are straightforward. Some extremely useful single stick patterns rely heavily on their location on a chart.

Making yourself familiar with these candlestick patterns and how to identify and trade based on them is another way that you can add a versatile weapon to your trading arsenal. A variety of single stick patterns can provide some terrific trading opportunities if you can spot them in the right market environment.

We have talked about Dojis. Dojis are often associated with the reversal of the trend. Dojis can serve as outstanding reversal indicators. It could very well indicate that the trend maybe changing to a downtrend soon if a Doji appears in an uptrend, especially if it is a Gravestone Doji. Similarly for a downtrend!

The Long Legged Doji: A long legged Doji features a small stick with very long wicks on either side. The small candle on a long legged Doji is normally located very close to the center of the candlestick.

The long legged Doji indicates that there was a lot of uncertainty in the market after a period of directional certainty and this change of conviction often results in the change of trend. When appearing in an uptrend or a downtrend, a long legged Doji is considered a reversal signal.

The Spinning Top: A spinning top is formed when a candlestick has a small body. It has wicks stick out on both ends. The wicks should also be as wide as the candle section of the candlestick. The body of the candlestick should appear to the center of the range of the days price action.

The spinning top is another candlestick pattern that depends on the market context. The spinning top also reveals a tight battle between the bulls and the bears like a Doji. An explosive move in one direction is possible when this happens. Eventually one side have to give in whenever, there is a close battle between the bulls and the bears.

The spinning tops make frequent appearances. Dojis appear very rarely. However, like Dojis, the spinning tops are nice indicators that the trend is about to end and reverse itself.

Belt Holds: There are two types of belt holds: bullish belt hold and bearish belt hold pattern. Bullish belt hold candlestick pattern features an opening price equal to the lowest price of the day and a closing price near the highest price of the day which leaves a small wick near the top of the candle.

Belt holds also depend on market context. Belt hold candlestick patterns are excellent trend reversal signals. Bearish belt holds candlestick patterns on the other hand opens on their highs and close near their lows. Bearish belt hold has a small wick near the bottom of the candle.
